In an effort to provide various Islamic banking services, we at Perbadanan Tabung Amanah Islam Brunei (TAIB) offer a Housing and Property Financing Scheme based on Al Bai’U Bithaman Aajil syariah concept With fixed monthly payment during the financing period, you are able to plan your future financial needs wisely and properly.

This scheme provides facilities in purchasing house, purchasing land, building house, home renovations and repairs as well as renovations of home interior decoration. It even assists in settling your property loan balance with other financial institutions, if any.
 
Eligibility
  • Applicants must be a KDYMM citizen or Permanent Residents

  • Aged 18 and above.

  • Earning fixed income and serving the Government sector or private sector recognized by Perbadanan TAIB.

Other Requirements

  • For Permanent Residents, the applicants’  shall be those serving the Government.

  • A guarantor is required for applications received from:
    - Permanent Residents.
    - Applicants serving the Government sector and makes monthly payment through Salary Deduction.
    - Applicants serving Private Sector.

  • The Guarantor must be a KDYMM citizen, serving the Government sector and earning a fixed income.

  • Monthly payment for financing by assigning salary to Perbadanan TAIB. For applications from KDYMM citizen and those serving the Government sector, payment by Salary Deduction is allowed. 

  • The House / Property to be financed shall be assessed by the Quantity Surveyor recognized by the Perbadanan TAIB.

  • Secured Deposit.

  • Secured Property.

  • Participating in Takaful Mortgage Plan at Insurans Islam TAIB Sendirian Berhad.

  • Participating in Takaful Fire Scheme (House Owner) at Insurans Islam TAIB Sendirian Berhad.
Scope of Financing

  • Margin of financing: Between 80%-100% from the purchasing price subject to computation of applicants’ capacity guidelines and the value of secured property/asset.

  • Maximum period of financing is 15 years or before attaining the age of 55, whichever earlier.

  • Grace period payment for 1 year will be considered in subject to the terms and conditions of Perbadanan TAIB.

  • Subject to the computation of applicants’ capacity guidelines, the amount of financing also includes:
    - Takaful Mortgage Plan Contribution.
    - For house purchase / construction financing, Takaful Fire Scheme Contribution (house owner) is for 5 years.
    - Payment for valuation of the acquired property.
    - Legal fees for preparation of the legal documents.

  • Attractive fixed rate.
Required Documents
  • Completed financing application form.
  • Copy of Applicants’ / Guarantors’ Identity Cards (if applicable).
  • Applicants’ / Guarantors’ latest salary slips (if applicable).
  • Letter of Confirmation for Appointment and Salary.

  • Statements of Loan Balance / No Loan from banks / financial institutions which received applicants’ salary or salary deduction.

  • Copy of bank account passbooks or account statements where applicants receive salary credit.

  • Original copy of Land Title.

  • House / Property Assessment Report.

  • Quotation / Construction Contract / Sales and Purchase Agreement.

  • Permission letter for house construction from the authority.

  • Approved house plan.

  • Confirmation letter for crediting salary to Perbadanan TAIB.
